Villa Matelia is an architecturally unique residence, crafted with careful consideration of natural materials to achieve exceptional quality and harmony with its surroundings.

Perched on top of a hill just outside the settlement of Neos Marmaras in Sithonia, Chalkidiki, it offers a panoramic view that is literally breathtaking.

With no obstructions in its path, the gaze roams effortlessly from the blue sea to the neighboring island of Kelyfos, the marina, and the Porto Carras golf course. It then continues its journey to the village of Neos Marmaras, which is built in an amphitheater-like style, before finally coming to rest on the lush green forest and sprawling vineyards that yield wines of exceptional quality.

Villa Matelia is a two-storey residence of 150sqm and of particularly high standards.

The house unfolds on 2 levels:

The first level of the residence is comprised of the following:

  • A spacious master bedroom featuring a king-size bed (180 x 200), and numerous windows with unobstructed sea views. The en-suite bathroom includes a shower and a walking closet. The room has direct access to the courtyard and pool.
  • A second bedroom with a sea view window and a king-size bed.
  • A third bedroom with a balcony door leading to the inner courtyard that hosts the outdoor cinema area of the residence. It includes a queen-size bed (160 x 200) and a workstation next to a window.
  • The second and third bedrooms share a large bathroom with double sinks and a spacious shower.
  • A WC is located halfway up the staircase leading from the first to the second level.

The second level of the residence includes:

  • An open-plan living room with high wooden ceilings, which also houses two open lofts -each featuring a double mattress (180 x 200).
  • A corner balcony door opens onto the terrace, creating a harmonious connection between the indoor and outdoor spaces. The living room also features a corner sofa, a dining table, a 55” smart TV, and HiFi with Bluetooth connectivity.
  • The kitchen is fully equipped with all necessary electrical appliances and provides everything needed for the preparation and serving of meals.
